Everything boards typically ask before they sign up — answered straight.

What counts as an after-hours emergency?

Any situation that poses an immediate risk to resident safety, property, or the integrity of common areas. Examples include burst pipes or active water leaks, fire alarms or smoke, gate failures that compromise security, electrical hazards in common areas, and flooding. Noise complaints, parking disputes, and general questions are documented and held for morning delivery — they are not emergencies and we don't treat them like one.

What happens if we already have vendors we use?

We use your vendors. During onboarding, your community provides us with your approved vendor list — plumber, electrician, gate company, security patrol, whatever you have. Our operators dispatch from that list first. If your primary vendor is unavailable for a true emergency, we will escalate to you to authorize an alternative.

How are your operators trained?

Every operator goes through training on Florida community association law basics (Chapter 718 for condominiums, Chapter 720 for HOAs), emergency triage protocols, how to distinguish a true emergency from a non-urgent call, and the specific protocol for each community they cover. Before any operator goes live on your community's line, they receive your community's specific onboarding document — your vendor list, board contacts, property layout notes, and escalation thresholds.

Do you serve both HOAs and condo associations?

Yes. The Desk serves self-managed homeowner associations (Chapter 720) and self-managed condominium associations (Chapter 718). The service is the same for both — the only difference is the specific governing document and protocol we build for your community during onboarding.

What counties do you cover?

We currently serve self-managed communities in Broward County, Palm Beach County, Miami-Dade County, and Lee County (Fort Myers area). If your community is in a neighboring county, contact us — we evaluate coverage requests on a case by case basis.

Is there a contract?

No long-term contract is required to start. New communities begin on a month-to-month basis so you can evaluate the service without commitment. Once you've seen how it works, most communities choose to continue without us ever having to ask.

How does billing work?

We invoice on the first of each month for that month's flat rate of $225. Payment is due within 15 days. We accept ACH bank transfer and major credit cards. Invoices are sent from our professional billing system to whatever email address your board designates.

What if we want to cancel?

We require 30 days written notice to cancel. There are no cancellation fees. After your final month of coverage, your community's dedicated line is deactivated and your onboarding file is securely deleted upon request.

Can we see a sample morning report before we sign up?

Yes. When you book your 15-minute discovery call, ask us to send you a sample morning report and a sample monthly summary. We'll send them before the call so you can see exactly what your board would receive every morning.

How do we get started?

Book a free 15-minute call using the link on our Contact page. After the call, if it's a fit, we'll send you a simple service agreement and an onboarding form. Once that's returned we set up your dedicated community phone number, build your custom protocol, and brief your operator. From signature to go-live is typically 5 to 7 business days.
